Pro Forma Consult was retained to conduct market research and provide development programming for a proposed resort to be located on Water Island, which is just off shore from St. Thomas, US Virgin Islands. Pro Forma Consult provided market projections and programming guidelines for a luxury resort and spa, high-end marina, retail village and residential products including villas, condos and lots. A financial model was then developed to test the financial performance of the project.

The project focused on activating the unique location with resort accommodations and adventure and water park attractions. The full development master planned resort residential, golf, and other amenities. The study analyzed local markets and international benchmarks to complete a pro forma financial model to illustrate the financial feasibility of the project.
